Assured Shorthold Tenancy Agreements (TFA 2019 Compliant) - £50

An Assured Shorthold Tenancy (AST) is the usual type of tenancy agreement used by most private landlords.  As long as the proper procedures are followed, a landlord can regain possession of the property after the initial six month fixed term.

The template for  Assured Shorthold Tenancy Agreements are suitable for different types of properties, including both furnished and unfurnished houses, flats and bedsits. The agreement is Tenant Fees Act 2019 (TFA 2019) compliant.


Common Law Agreements - £50

These Common Law Agreements - Company Let & High Rent Agreements are not covered by any of the statutory regimes that give tenants security of tenure. The templates can be used for both furnished and unfurnished houses and flats. The Agreements are similar to our AST templates but they differ in three important respects. Firstly, they do not require the landlord to comply with Tenancy Deposit Protection. Secondly, the Company Let allows the property to be occupied by employees or directors of the company; Thirdly, the Tenant Fees Act 2019 does not apply.


Terms and conditions of business

These Residential Lettings Agency Terms and Conditions (Fully Managed Service) are for use in lettings and property management. They set out the service provided by the letting agent along with responsibilities of the landlord. Each version provides the Terms and Conditions to be used where thye letting agency will be providing a “fully managed” service or  Tenant Find / Rent Collection. 

The Terms and Conditions also include  the mandatory requirements for letting agents to be members of a Client Money Protection Scheme which came into force on the 1 April 2019 and reference to the Homes (Fitness for Human Habitation) Act 2018.
